Do you provide design services?
Supple Homes does not provide design services. We collaborate with local architects, interior designers and engineers and work closely with them during pre-construction and throughout the build to ensure every detail is executed correctly.
When should I bring Supple Homes into my project?
The best moment is early in the planning stage, even before your architect finalizes the drawings. Early involvement helps align your vision with a realistic budget and allows us to prepare accurate timelines and construction expectations.
What areas do you serve?
We work across the San Francisco Peninsula, including Menlo Park, Atherton, Palo Alto, Los Altos, Los Altos Hills, Hillsborough, Woodside, Portola Valley, Saratoga and Los Gatos.
How long does it take to build a custom home?
The timeline depends on the size of the home and the complexity of the design. Most custom homes in the Peninsula take between fourteen and twenty-six months once construction begins. Pre-construction planning and engineering require additional time.
How much does a custom home cost in the Peninsula?
Costs vary based on size, design, finishes and site conditions. The Peninsula is a complex building environment with strict structural and seismic requirements, which affects overall pricing. We provide clear and detailed budgets before construction begins, so you know exactly what to expect, but in general, prices for the homes we build generally start around $1,000/sqft.
What is included in your pre-construction process?
Our pre-construction work includes budgeting, scope review, value guidance, constructability advice, material recommendations, site preparation planning and coordination with your architect and engineer. This stage creates a strong foundation for a smooth and predictable build.
Do you work with my architect, or do I need one from your network?
We work with both. You can bring your own architect, or we can introduce you to local design professionals we trust. Our role is to support the design team and build the home exactly as it was envisioned.
Do you build high-performance or energy-efficient homes?
Yes. We specialize in homes built to advanced performance standards. This includes air sealing, insulation upgrades, premium mechanical systems and careful attention to building envelope details that improve comfort, air quality and long-term durability.
Will I receive updates during construction?
Yes. Clear communication is one of our core commitments. We provide regular weekly updates, including daily progress photos, schedule reviews and transparent explanations of upcoming milestones so you always know how your project is moving forward.
Can you build on challenging lots?
Yes. The Peninsula has steep sites, tight access, clay soils and hillside neighborhoods with unique requirements. Our team is experienced in managing these conditions and working with the right engineering partners to deliver a safe and stable build.
How do you ensure quality during construction?
We use experienced project managers, trusted trade partners, strict quality standards and frequent on-site reviews. Every phase of the home is inspected and verified to maintain the high level of craftsmanship that Supple Homes is known for.
Do you offer help with selections and finishes?
We coordinate closely with your interior designer to make the selection process organized, clear and aligned with your budget. Our team provides guidance on materials, lead times, product performance and installation requirements and our Selections Coordinator ensures everything is ordered in a timely manner to keep your project on schedule.
What happens after the home is finished?
We provide a structured close-out process with documentation, final walkthroughs and clear guidance on systems, maintenance and warranties. Homeowners know how everything in the home works and what to expect during the first year of occupancy. We also offer a Supple Customer Care program to take care of annual maintenance needs for the life of your home.
